Prefabricated Multifunctional Façade (PMF) with integrated PV panels as external cladding, mechanical ventilation units with heat recovery hidden in new balconies, air ducts prefabricated within envelope.
The 30cm panels include 14cm mineral wool, waterproof layers, and thermo-treated cladding for superior performance.
Early-Reno tool for PV optimization and Data Handler for tenant interaction.
The dual insulation layers consists of 2cm + 14 cm mineral wool.
The timber structure (C24-classified timber frame with 60x140mm sections) features integrated services, and thermo-treated wood cladding for durability. The ventilated timber cladding system with thermo-treated wood pieces is placed vertically to avoid water concentration in joints. In some sections, timber cladding is replaced by PV panels. Ground floor uses conventional ETICS with EPS insulation instead of PMF due to urban regulations.
The anchoring system is specifically designed to connect PMF loads directly to concrete slab edges. Bottom anchoring transmits vertical loads (weight) while top connections prevent tipping over from horizontal forces. System adapted to building's specific structure to minimize on-site finishing works.
The production off-site took 15 days, the installation 35-38 days.
This solution has been applied to the Coma del Forn demo building, only on 1st-2nd floors due to regulations.

Multi-family social housing building divided in two blocks due to terrain topography, with 15 apartments total (5 per floor across 3 residential levels plus basement garage). The main façade is east oriented, with unique entrance, while the west façade features open common corridors. The building underwent deep renovation with timber prefabricated multifunctional façade (PMF) on 1st and 2nd floors of east façade, integrating PV panels, ventilation systems, and new balconies. The U-value of the existing façade amounted to 0.64 W/m²K before renovation. After renovation, significant gains were observed:Ground Floor: 0.37 W/m²K (with conventional ETICS)1st-2nd Floor: 0.16 W/m²K (with PMF panels - Prefabricated + Existing wall)

Explore prefabricated integrated technologies
The prefabricated panels used are timber-frame façade elements designed for a quick and efficient installation. Each panel is custom-sized to fit the building’s geometry. These panels integrate multiple layers, including thermal insulation, smart glazing windows, and ventilation units, enabling a high-performance envelope. The panels are engineered for quick on-site assembly, up to 180 m² per day, and are anchored to the existing structure after partial removal of the outer brick layer.

The façade elements are made of a solid wood exterior cladding based on slow-grown thermo-treated pine (heat treatment to improve timber stability). In the elements, both the OSB board on the inner surface and the outside wind barrier provide airtight layers within the building envelope.New energy efficient windows are integrated in the façade.
